Business Bay office rent, priced both ways
A listing on a property portal shows the rent. It doesn't show the receptionist, the cleaning, the chiller, DEWA or the fit-out. Here is the same four-person team for twelve months, in a leased unit and in one of our suites.

The first year of a lease costs more. Fit-out and furniture add roughly AED 125,000, plus agency commission and refundable deposits, which takes year one to around AED 349,000. The rent per square foot is only the start. These are the items a tenant normally arranges alone, and how each one works in a serviced office.
Lease: most units are handed over as shell or basic, so you design, fit and furnish them, and often reinstate them when you leave. Jetset: the suite is finished and furnished.
Lease: you open a DEWA account and pay the chiller provider separately, usually with a deposit for each. Jetset: power, cooling and cleaning are in the price.
Lease: you or the landlord register the tenancy with the Dubai Land Department. Jetset: we issue the tenancy contract and Ejari for private office tenants.
Lease: a security deposit to the landlord, plus agency commission. Jetset: 10% of the annual fee or one month's fee, whichever is higher, refundable.
Lease: usually a year or more, with renewal on the landlord's terms. Jetset: 12 months for the best rate, or 3, 6 months and monthly.
Lease: set by the landlord, often by cheque in a few instalments. Jetset: one invoice for the office and everything around it.

Planning to hire? Every suite is registered on the Ejari at a standard 10 sqm, which generally qualifies for around 4–5 employment visas, subject to approval by the authorities. Yes. The inner suites are 100–190 sq ft and start at AED 50,000 a year, or about AED 5,000 a month on a shorter term. A small office here comes furnished and serviced, so you are not paying for a 500 sq ft unit you only half use.
Yes. Every private office is furnished to a move-in-ready standard, with desks, chairs, storage, fibre internet and air conditioning in place. Most offices can be ready on the day you sign, subject to availability.
Private office tenants receive an official tenancy contract and Ejari certificate, which DET accepts for issuing and renewing a mainland trade licence. Our Ejari works for mainland (DET) and free zone companies.
Most members take 12 months, which carries the best rate. Three-month, six-month and monthly arrangements are also available, and you can move up or down a size at renewal.
A refundable deposit of 10% of the annual fee or one month's fee, whichever is higher. It is returned at the end of your term, subject to the condition of the suite.
